How fast is construction?
Construction within the plant takes approximately 1 week for a standard sized home. Depending on what finish-build options are chosen (decks, porches, etc.) the home is completed within weeks. Be aware, of course, that the entire process from start to finish includes steps that have time variables. For example: plan review, approval and certification, loan approval, the permitting process which is unique to each county and site preparation. Overall, though, you can expect your home to be complete in 50% less time than a site-built home.
 
What are the savings with modular construction?
The cost is 20-40% less per square foot then a comparable quality site-built or tract built home. The range is due to the fact that there is no set "mold" for our homes. Base pricing reflects the standards to which HandCrafted Homes are built. Optional ceiling heights, siding, floorings, counter tops, fireplaces, kitchen islands, etc. can be priced at lower increases to base then other builders due to HandCrafted Homes' ability to purchase in volume. These savings are passed on to you by Headwater Homes.

Savings can also be counted on during construction as the shortened construction period allows for less interest payments on your construction loan.

Superior energy efficiency allows for a lifetime of savings as you heat and cool your home. An enhanced energy efficiency package is available through Energy Star.

 
Are modulars just as sturdy as those built on site?
Sturdier. Modulars are made for transport as well as living in. Base, or connecting, walls are twice as strong as regular non-load-bearing ones. HCH modulars are built in a controlled, factory environment and subjected to quality-assurance inspections far more detailed and frequent than would be economically feasible on-site. The result is a structure that stands up better to both weather and time. For more information, see FEMA's report on modular construction.
 
Will visitors be able to tell the difference?
Once your home is installed on your site foundation, structurally, it's no different than any other one in the neighborhood. In fact, your home will be stronger and more energy efficient. Most floorplans will defy any visitor to tell that it was constructed off-site.
 
Is financing available?
Yes. Banks finance true modulars, better known these days as systems built, as they would any conventional home.
 
Is there any type of home that can't be factory constructed?
We can take most any design and build it faster and better. However, not all designs work well in our building system. If you don't find a design in our library to suit your needs, send us your idea to see if we can build it for you.
 
Is there any difference in insurance rates or resale value?
Modular homes generally qualify for the same rates and maintain the same valuations as any those built on-site. Their on-going energy savings can sometimes give modulars a competitive edge when they come to market.
 
Is there any difference in maintenance costs?
In most areas, standard costs of normal upkeep, such as roofing and HVAC are generally in line with homes built on-site. However, modulars tend to fare better in extreme weather conditions because of their reinforced construction, and thus can be much cheaper to maintain, not to mention significantly longer lasting.
 
How much can a floorplan be changed?
Whatever your taste, whatever particular design features, you, your builder and our design team will work to make your home a reality. We can accommodate countless alterations, regardless of size or complexity. Only in rare instances does modular construction become impractical.
